Module 1 · Why a machine · Lesson 1 of 10 · free to read
Your listing shouldn't depend on your memory
Most listings don't go wrong in the big moments. The consultation goes fine. The photos look good. Where listings go wrong is in the gaps: the Tuesday update nobody sent, the photographer booked a week late, the seller who heard about the showing feedback from a neighbor before hearing it from you.
Gaps happen when the process lives in your head. Your head is busy. It is carrying six other clients, a family, and the thing you forgot to defrost.
A listing machine is simply your listing process, written down once, in order, with the seller communication written in advance and sent on a schedule. Same steps every time. Same standard every time. You stop remembering and start running.
What you'll leave with
- A twelve-step listing pipeline, from the first call to the referral after closing.
- A five-touch seller update sequence, written once and ready to send.
- A listing presentation built around the seller's real question.
- A one-week plan to put all of it to work on your next listing.
Open a notes app or grab paper, and pull up your last two or three listings. You'll build from what you actually did, not from what you meant to do.
