Founding Cohort · Opening soon

Picture the person who already did this.

They have a license with their own name on it. They build their own week. This afternoon they handed a young couple the keys to the first house either of them has ever owned, and they still remember exactly how frightened they were to begin.

Sixty-three hours stand between you and them. Let's talk about what those hours hold.

Every license is a door. Ours opens soon, and the list hears first.

The case

Most schools will inform you. We'd rather make the case.

There are three questions underneath this decision. We would genuinely rather you answer them honestly now than four weeks in, so here they are, with the parts nobody puts in the brochure.

01

Why real estate?

Because the door is low and the ceiling isn't. No degree. No résumé gap to explain. Nobody asks what you did before, only whether you can be trusted with the largest financial decision of someone's life.

Because you can build it around the life you already have. The school pickup. The second job. The body that stopped doing 6am a while ago.

The part nobody says: it's commission. The first months are quiet and you will question this at least twice. Anyone who tells you otherwise is selling you something.

02

Why now?

Because people don't move when the market is good. They move when they get a job, a baby, a divorce, a diagnosis, a promotion, or a parent who can no longer manage stairs. That never stops. Not in any market, not in any year.

Because Tampa Bay keeps growing, and the agents who will own the next decade of it are getting licensed right now, this fall, while everyone else waits for a sign.

And plainly: the sixty-three hours are not getting shorter. A license you start in January is a license you hold in spring.

03

Why not do it alone?

You could. Plenty of people work through the hours entirely on their own, and some of them finish. If that is honestly you, take Self-Paced. Same platform, same practice bank, same weekly call from Cara, same fingerprinting on site, same seat at commencement, same alumni network afterward. Alone in the coursework is not the same thing as alone.

It seems like you already know the risk, though. Almost everyone knows somebody who started fully intending to finish and didn't. Not because the material beat them, but because nothing and no one was expecting them on Tuesday.

The coursework was never the hard part. Doing it alone is.

A short word about fit

This program is not for everyone.

We read every application ourselves, and we do say no. Not to be precious about it. It is because taking money from someone we can't actually help is the worst thing a school can do to a person.

This probably isn't you if…

  • You're looking for passive income. This is a sales career. It is not passive, it is not quick, and the first months are quiet.
  • You want someone to promise you'll pass. We won't. No Florida school legally may, and the ones that imply it are telling you something about themselves.
  • You want the cheapest possible hours and nothing else. Price is a legitimate way to choose, and it is not how we compete. We would rather you pick on price elsewhere than resent what you paid us for.
  • You can't be honest about your schedule. We build your plan around your real week. That only works if you tell us the truth about what it looks like.

This is exactly you if…

  • You've been circling this for months. Maybe years. You've researched it more than once and closed the tab.
  • You've started something like this before and not finished. You're not lazy. You were alone.
  • You want to be taught, not sold to. You can tell the difference and you're tired of the second one.
  • You'll say a concept out loud in your own words. Even when it's uncomfortable. Especially then.
  • You'd rather hear a hard truth in week one than a comfortable one in week nine.

What's actually limited, and what isn't

Twelve guided seatsCapped Not a marketing number. Twelve is the ceiling for two live sessions a week where every person still gets airtime. At thirteen it becomes a webinar, and webinars are where people go quiet.
Self-Paced is not cappedOpen If you don't want the room, you are not competing for a seat and you never will be. You get the same platform, the same weekly follow-up, the same fingerprinting, the same paperwork handled. Join the waitlist and you can begin the week it opens, with no cohort to wait for after that. Choosing to learn alone has never made anyone a second-class student here.
Founding rates apply to this cohortOnce $297 and $497 for the first group, when it opens. The first group gets more of my attention than any group after it, and the price says so. It doesn't repeat.
Fingerprinting dates are fixedBooked ahead Mobile Livescan comes on site twice each session and both dates are booked in advance. Choose yours at registration or you're arranging it yourself, across town, like everyone else.
Your exam date gets booked with you, not by youStep by step Appointments at authorized testing centers fill, and the times worth having go first. We sit down together, choose a date you can realistically be ready for, book it while you are in the room, and then build your review plan backwards from it, week by week. Nobody here picks a date and hopes.
Accelerator sessions roll. The guided cohort does not.Two starts Accelerator sessions run six weeks each and the next one opens the Monday the last one closes, so the next start is never far away. The twelve-week Guided Cohort begins together, because a cohort that starts whenever is a cohort where nobody actually starts together. Dates go to the waitlist first, and you hear them from Cara before you read them anywhere else.

The program

Sixty-three hours, and here is every one of them.

Florida requires nineteen subject areas. We won't pretend they're a secret. You should know exactly what you're buying before you spend a dollar. Here they are, grouped the way they actually build on each other.

Sixty hours of instruction, plus a three-hour end-of-course examination. That's the sixty-three. Every subject above is set by the state. The difference between schools isn't what gets covered, it's whether anyone notices when you stop understanding it.

How we teach it

Six moves, every single concept: Learn it. Know it. See it. Calculate it. Test it. Explain it.

That last one is the one that matters. You'll be asked to teach the concept back in your own words, because recognizing the right answer on a Tuesday is not the same as owning it on exam day, and only one of those gets you licensed.

How you'll actually learn it

Sixty-three hours, in sixty-second pieces.

You already know how to learn this way. You do it every night without meaning to. One short thing, then the next, then the next, and somehow you remember all of it. We just pointed that at Florida real estate law.

Learn it · 01 Escrow isn't your money. It was never your money. A deposit sits in your broker's trust account. Touch it and you don't lose a commission. You lose the license.
Know it · 02 Three business days. That's how long a sales associate has to deliver an escrow deposit to the broker. Not five. Not "by Friday."
See it · 03 A buyer hands you $5,000 on a Tuesday. You're busy. You deposit it Friday afternoon. What did you just do?
Calculate it · 04 $340,000 at 6%, split 50/50 with the co-op. Your brokerage keeps 30%. What lands in your pocket?
Test it · 05 Deposit received Tuesday. Deadline?
By the following Tuesday
End of the third business day
Within 24 hours
Explain it · 06 Now say it back. In your own words, to a friend who knows nothing about real estate: why does Florida care so much about this one deadline?

Six moves. Every concept. Ninety seconds each.

01 One idea per segmentNot a three-hour recorded lecture nobody finishes. One concept, taught properly, then the next. On your phone, in a pickup line, at 11pm.
02 Repetition is the design, not an accidentConcepts come back, deliberately, right at the edge of when you'd have forgotten them. That's not us padding the course. That's the only thing that actually builds the pathway.
03 Thousands of practice questionsWritten the way the state writes them. Miss one and it comes back sooner, with the explanation and where to find it. Get it right three times across three weeks and it stops chasing you.
04 A readiness score you can trustNot "percent complete." How much you've covered, how accurately, and how recently, so you sit for the exam when you're ready and not a week before.
05 The platform teaches. The sessions go deeper.Live isn't a repeat of what you watched. It's where we work the hard ones, argue about the tricky ones, and you explain concepts out loud to people who'll tell you honestly whether it landed.

Everything on this page is yours whether or not you ever attend a session. The platform, the practice bank, the readiness score, the weekly follow-up, the fingerprinting, the paperwork. Self-Paced students get the identical instruction, because the instruction lives here, not in the room.

One honest note about the hours. The 63 hours are timed and taken in sequence. The practice feed is unlimited and sits on top of them, with as much repetition as you want, whenever you want it. It's the part that makes the difference on exam day, and it isn't part of the 63. Nothing here is designed to make the state's hours feel shorter than they are.

Choose your door

Same license. Same exam. Three different lives.

The state doesn't care who you are, so the academic core never changes. What changes is the pacing, the examples, and who is sitting beside you.

What comes with it

You never have to attend a thing to be looked after.

Some people want a room twice a week. Some want to be left alone with the material at eleven at night. Both are legitimate, and neither changes a single thing we owe you.

An instructor mid-conversation with a student, talking things through
The whole point Someone notices when you go quiet A real check-in every week from Cara, not an automated nudge with your first name in it. Go quiet and you get a phone call. That one thing is the difference between finishing and not.
A hand on a digital fingerprint scanner, guided by a professional
Nobody else does this Fingerprinting at the school Florida requires electronic fingerprinting, and most students lose a week hunting for a vendor and a slot. We bring mobile Livescan on site twice a session. You choose your date when you register. Done.
A student working through coursework at a table late in the evening
Required hours Your 63 hours On your own schedule, in short pieces built for a phone, with your progress tracked so you always know where you stand.
Paperwork Your DBPR application, filed right Including the background questions, the single most common reason an application sits untouched for months.
Test day Your exam appointment, booked We help you secure a slot at an authorized testing center and time it for when you're genuinely ready. Plus what to bring, and what happens next either way.
The scary part Math you can actually do Prorations, commissions, transfer taxes, qualifying ratios. Drilled until the arithmetic is boring, which is exactly where you want it.
Every week Sessions recorded, always Attend live, watch later, or skip a week entirely. Nothing depends on it. Come when you can anyway, because the room is where you meet the people who become your first network.
Afterward A conversation about what's next When you pass, we talk honestly about where you hang your license, including the case for brokerages that aren't ours.

The room is your first network. Some of these people will still be taking your calls in ten years.

Two ways in

How much of me do you want?

The follow-up, the fingerprinting, the paperwork and the preparation are identical in both. The only real question is whether you want a room to show up to.

Before your first renewal

The 45-hour post-license

Florida gives every new sales associate one deadline nobody warns them about. Complete a 45-hour post-license course before your first renewal or the license is gone, and you start over at sixty-three hours. We would rather you plan for it now than scramble for it eighteen months from now.

Add it at enrollment

The Licensed & Ready package Your 63 hours and your 45 hours bought together, one price, one school, one person following up with you across both. The post-license course opens to you once you are licensed and stays open until you have finished it.

Optional · Announced separately

The 45 at sea The same post-license hours, taken with your cohort somewhere considerably better than a conference room. Optional, never required, and never a condition of anything. Sailing, pricing and seats are announced on their own, and you can complete the identical course from your kitchen table for less.

Both courses are opening soon. We are not taking payment for either one yet. See the post-license course.

The waitlist is free. No deposit, no card, no obligation. When enrollment opens, the people on the list hear first, and founding tuition goes to the first group.

Payment plans exist. If the number is the only thing between you and starting, say so on the application. We'll find a way or tell you honestly that we can't.

You can move up. Start self-paced, decide in week four that you want the room after all, pay the difference. Nobody gets penalized for learning something true about themselves.

Choose your finish line

Same material. Same standard. Different finish line.

Not a third thing to buy. It's the pace we build your study plan around. The Accelerator runs in six-week sessions and the next one opens the Monday the last one closes, so you are never waiting on a calendar. Neither pace makes the material easier. Florida decides that.

Six weeks · sessions roll

The Accelerator

Six weeks, ten to twelve hours a week. Fingerprinted along the way, coursework finished in a month and a half, and your exam date booked with you. You want this behind you and you have the hours to spend.

Twelve weeks · one start together

The Flex

Twelve weeks, five to six hours a week, with a catch-up week built in for the weeks that get away from you. If you are honest about your calendar, choose this one.

Self-Paced online will be open enrollment. Once it opens there is no start date and no session to wait for. Until then, the waitlist is how you hear first.

Scholarships

A scholarship is not a coupon.

Each program carries its own, funded by Inspired Agent Academy and by partners who believe someone's bank balance in August should not decide what their career looks like in five years.

Awards run from partial to substantial, with a small number of full scholarships. Every one requires an application, and every application is read by a person. We ask why real estate, why now, what is in the way, and what receiving this would change.

The question we care most about

If you receive an Inspired Agent Academy scholarship and go on to build a real career, how would you pay that opportunity forward?

There is no correct answer. There is only a real one, and we can tell the difference.

The last night

Nobody gets a certificate by email.

Four nights after the course ends we put on a commencement, in a room, in St. Petersburg, with your people in the chairs. Because passing a state licensing examination while holding down a life is an actual achievement, and achievements deserve witnesses.

◆Bring your familyEspecially your kids. If you spent twelve weeks studying at the kitchen table while they did homework beside you, they have earned the right to watch you finish. That is the entire point of the Parenting track and it should not end quietly.
◆Your own words, read back to youOn your application you answered one question: why now. You wrote it before any of this was real. We keep it, and at commencement we read it back to you in front of everyone. Most people have forgotten exactly what they said. Almost nobody gets through it dry-eyed.
◆A certificate placed in your handNot a PDF in a downloads folder. Printed, signed, and handed to you by the person who called you the week you went quiet.
◆The people who funded it are in the roomIf you came through on a scholarship, the partner who paid for it is there. You get to thank a person, not an organization, and they get to see what their money actually did.
◆Founding Cohort, onceThere will be other commencements. There is only one first one, and the people in that room will be referred to by name for as long as this school exists.
A woman standing in front of a Florida home, newly licensed

And then the real question

A license does nothing sitting in a drawer.

It has to be placed with a broker before you can work a single day. That decision is the one nobody prepares you for, and it usually gets made in a panic three weeks after you pass, by whoever calls first.

So after commencement, never during it, and never during class, we sit down and have that conversation properly. What different brokerages actually charge. What a split really means once fees are counted. What you should ask before you sign anything. Which houses in this market would suit how you want to work.

Inspired Nooks Realty will be one of the options on that list. We are not going to pretend otherwise, and we would rather say it here than surprise you with it. By December we will have followed up with you every week for three months, filed your application, booked your exam and watched you pass. If it turns out we are the right home for you, that is not a decision so much as a continuation.

And if a different brokerage fits you better, we will tell you which one and why. A school that only ever recommends itself isn't advising you. It's recruiting you, and you'd be able to tell.

How this works, plainly. Florida rule 61J2-17.015 prohibits any real estate school, permitholder or instructor from recruiting for a brokerage during instructional time, and requires schools to post this notice: "Recruiting for employment opportunities for any real estate brokerage firm must be accomplished outside the prescribed instructional time." We follow it to the letter. No brokerage conversation happens in a live session or anywhere inside your 63 hours. It happens after you have finished, when you are a licensee deciding your own future rather than a student being sold to.

Straight answers

What you're thinking and haven't said out loud.

You are probably wondering whether this is one of those schools that overpromises, whether the price hides something, and whether anyone will still be there in week seven. Fair. Here it is.

We are a Florida-permitted real estate school. License ZH1003171, with Inspired Nooks Realty, LLC as permitholder. You can look that up, and you should.
The 63-hour course is opening soon. We are not taking payment for it yet, and we won't until it opens. Join the waitlist and you hear the day enrollment opens, before anyone else, with a call from Cara if you'd like one.
We cannot guarantee you will pass the state exam. No Florida school legally may, and you should be wary of any that implies it. What we commit to is that you won't arrive unprepared, and you won't get there alone.
The state exam happens at an authorized Pearson VUE center. Not at IAA. We book it with you and prepare you for it; we don't administer it. Florida also sets its own eligibility requirements: age, education and background, and we walk you through yours before you pay anything.
Live attendance is never required, and highly encouraged. No part of your enrollment depends on showing up. Nothing in your certificate moves either way, and if that ever changes you will hear it before you pay rather than after. Come anyway when you can. The people sitting in that room are your first real network in this business, and some of them will still be taking your calls in ten years.
The waitlist is genuinely free. No deposit and no card. Leave it any time by replying to the email. We would rather you leave easily than stay resentfully.

One last question

What would have to be true for you to be first in line?

If the answer is money, say so on the application. That is what the scholarships and the payment plans are for. If the answer is time, take the twelve weeks. If the answer is that you are not sure this is you, then no is a complete answer, and we would far rather have it now than in week four.

But if you have been circling this for a year, and the only thing missing was someone to hold the door. Join the waitlist and you are standing at it the moment it opens.

Opening soon

Join the waitlist. Free, and first in line.

This is a conversation starter, not a checkout. We read every one, and nothing is charged. When enrollment opens you hear first, and if we don't think we can help you, we'll say so kindly.

This course is opening soon. Joining the waitlist is free, takes no payment and commits you to nothing. See our enrollment terms and refund policy. Need CE credit as a licensed agent? Take it through our partner, The CE Shop.
