Build your team
The day your license is issued, you are a small business with no vendors. Most new agents assemble a team by accident, in a panic, mid-transaction, using whoever answers first. That is how a good deal becomes a bad week. Build it on purpose instead, and build it before you need it.
The eight seats at your table
Learn the role first. Then find the human who does it well, and ask them the question underneath each one. How they answer tells you more than any review.
The closer
Handles the title search, the settlement statement and the actual closing table. Get this one wrong and your buyer finds out at the worst possible moment.
Ask themWho is my point of contact on a Friday afternoon when something breaks?
The qualifier
Pre-approves your buyer, and quietly decides whether your deal is real. A lender who answers the phone is worth more than one who advertises a rate.
Ask themHow fast do you turn a pre-approval, and will you call my buyer yourself?
The truth teller
Finds what the seller forgot and the buyer could not see. A good one explains findings without frightening people out of a sound house.
Ask themDo you walk the buyer through the report, or just send it?
The dealbreaker
In Florida this is not a formality. Roof age, wind mitigation and flood zone can end a contract in week three. Have someone before you need them.
Ask themHow early can you quote, and what kills deals most often in this zip code?
The one call
Not for every transaction. For the one where something is genuinely wrong, and you need to know it before your client does.
Ask themWhat do you charge for a quick question versus real representation?
The first showing
Every listing is seen online before it is seen in person. This is the difference between a listing that gets traffic and one that gets a price reduction.
Ask themWhat is your turnaround, and do you shoot twilight?
The imagination
Helps a buyer picture their life in a room. Often the cheapest thing that moves a number.
Ask themDo you do consultations for occupied homes, not just vacant ones?
The after
The thing that keeps a closing gift from turning into a phone call about a water heater in month two.
Ask themWhat does the buyer actually have to do to make a claim?
The people who back this school
The companies listed here pay to be here. That is the whole disclosure, and we would rather say it plainly than bury it.
They sponsor this school, which is part of how tuition stays where it is. We are not paid when you use them. We take no cut of your closings, no referral fee, and no per-transaction anything. Nobody is required to work with any of them, and choosing someone else costs you nothing here.
They are on this page because a new agent needs a title company, a lender and an inspector they can actually call, and starting with people who have already stood behind this school beats starting with a search engine.
How you actually meet them
Build Your Team Nights are small, curated and held while you are still studying, so the numbers are already in your phone on the day your license is issued. Title, lending, inspection, insurance and marketing people, at tables, in conversation. Nobody pitches from the front of the room.
Held outside class time, always optional, and never a condition of anything. Florida rule 61J2-17.015 keeps brokerage recruiting out of instructional time, and we apply the same standard to every partner in the building.
