The estate standard, at every price
Picture two listings. One is a waterfront home on a Pinellas canal. The other is a one-bedroom condo with a view of the parking lot and, if you lean, a palm tree. Most agents would market them very differently. This course asks you to market them with the same care.
Luxury marketing is not gold fonts and drone shots. It is a set of habits: preparation, restraint, detail and discretion. None of those cost more on a condo. They just take attention.
What the estate standard looks like
- Preparation. Nothing goes live until it is ready. No "photos coming soon."
- Restraint. Fewer, better words. Fewer, better photos. No exclamation points shouting "WOW."
- Detail. The brochure is proofread. The lights are on at the showing. The seller hears from you before they wonder.
- Discretion. The seller's privacy and belongings are protected as carefully as the price.
Sellers notice. So do buyers' agents. A condo marketed like an estate tends to stand out simply because so few are. That is the quiet edge this course is built on.
What you'll build
- A positioning statement for the home.
- A property story and a shot list.
- A four-week launch plan.
- A private-showing routine.
- A privacy checklist for every listing.
Pull up your last listing's public page. Read it as if you were the seller's most private friend. Circle one thing that felt rushed and one thing that shared more than it needed to. Keep both notes; you'll fix them in this course.

Which of these is part of the estate standard?
Preparation is the first habit: the listing launches complete, whatever the price.
