Who it's for
- Licensed Florida agents who want this year's law in plain English
- Brokers and team leads who want their agents to know where a rule actually comes from
- Anyone tired of hearing "that's the law" about things that are really MLS or brokerage policy
What you'll leave with
- How to tell statute and rule apart from contract, brokerage policy and MLS practice
- The escrow and brokerage-relationship rules that protect your license
- The buyer representation and compensation conversation, practiced
- Your own transaction compliance checklist
What you'll learn
Module by module, lesson by lesson.
Hour one · Authority and license law
Where a rule actually comes from, and the parts of Florida license law that decide whether you keep your license.
- Sources of authority: statute, Commission rule, contract, brokerage policy, MLS or association rule
- Chapter 475 and the Commission: who must be licensed, unlicensed activity and unlicensed assistants, verifying license status, discipline
- Advertising and brokerage identification, team advertising, compensation through the employing broker, supervision, and the unauthorized practice of law
Hour two · Escrow and brokerage relationships
The money that is never yours, and the relationships that decide what you owe.
- Escrow: who holds the deposit, delivery and deposit deadlines, commingling and conversion, records and monthly reconciliation, good-faith doubt and conflicting demands
- Authorized brokerage relationships: the dual agency prohibition, the transaction broker presumption, duties under each relationship, disclosure timing, transition and designated sales associates
Hour three · Buyers, disclosures and this year’s changes
The conversations the law actually governs, and what changed this year.
- Buyer representation and compensation, sorting each requirement into statute, contract, brokerage policy or MLS rule
- Florida residential disclosure duties, including flood, property tax, HOA, condominium and cooperative documents
- The legislative update: what was enacted, what was on the ballot, and what did not pass
- Federal and Florida fair housing: steering, advertising, accommodation, and the loaded neighborhood question
- Close the file: build your own transaction compliance checklist
